01 Β· Barndo Design

The main structure.

The barndo is the heart of the compound β€” primary residence for Jeff & Denise, home for Kona & Colten, and Kyle's interim residence until his supplementary structure is built. It also holds the shared kitchen and common space. Texas has more barndo builders than any other state, so the choice isn't whether to find one; it's filtering between dozens of comparable options.

Texas Styles, Limitations & Features

Central Texas climate and building codes dictate a handful of non-negotiables. Skipping them looks like a savings at quote time and costs three times more in remediation later.

Climate must-haves

Foundation

Slab-on-grade is the standard. No basements in Central Texas β€” high water table and expansive clay make them impractical. In areas with expansive soils, upgrade to a post-tension slab; the added engineering handles soil heave.

Wind & insurance

Bell County sits in Wind Zone II under the International Residential Code. Reputable barndo builders engineer for a minimum 110 mph base wind rating. Tornado risk in the I-35 corridor is lower than Oklahoma, but hail is the dominant claim driver. A Class 4 hail rating on the roof and impact-resistant glazing pay back in lower premiums year over year.

Lead time reality

Steel kit delivery is running 8–16 weeks in 2025 depending on supplier. Order the kit before site work is complete; you don't want a finished slab waiting four months for a shell.

02 Β· ADU Design

The secondary dwellings.

Accessory Dwelling Units handle the housing pieces that sit outside the barndo: one for Susan, possibly one for Kyle, and potentially a guest unit. Smaller envelopes mean cheaper construction per square foot, faster timelines, and more design flexibility than the main barndo.

Septic sizing

Bell County requires OSSF sized for the total bedroom count across all dwellings on the parcel. A 3-bedroom barndo plus a 1-bedroom ADU = 4 bedrooms = larger system. Design the septic capacity for every ADU you might add later, on day one β€” adding capacity later is dramatically more expensive than oversizing up front.

Utilities

Separate electrical sub-panel branched from the main feed. Water and septic typically shared with the main house. Permanent ADUs increase the property tax basis.

Prefab & Kit Builders

Modular ADUs ship more readily into Texas than fully site-built units. Lead times run 4–8 months from order to delivery, plus 2–4 weeks of site prep and hookup.

Texas is owner-builder friendly. If you're willing to act as the GC, you can buy a kit, hire trades individually (foundation, framing, plumbing, electrical, HVAC, drywall, finish), and typically save 20–35% off turnkey. Trade-off is time and learning curve β€” budget evening and weekend hours for 6–12 months.

03 Β· Supplementary Structures

The other buildings on the land.

Beyond the barndo and ADUs, two structures play meaningful roles in compound life and the on-property businesses: the chicken coop and the DD's Baked Goods honor-stand.

Modest scope: 6–10 hens, primarily for eggs plus bug control on the disc golf course. A rooster is optional and only advisable if neighbors are well distanced.

DD's Bakery Shed / Trailer

The retail face of DD's Baked Goods β€” Series A under the compound's Series LLC umbrella. Denise bakes from the main barndo kitchen; finished goods live in a small honor-stand where neighbors, drive-by traffic, and disc-golf visitors pay via cash slot or QR code. Restocked on a regular cadence as fresh batches come out.

Texas Cottage Food Law Β· Β§437

Denise can sell home-baked goods without a commercial kitchen license as long as the items meet Cottage Food Law definitions. 2024 annual gross-income cap is $50,000. Every item must be labeled with business name, address, ingredients (in descending order by weight), allergen disclosure, and the line "Made in a home kitchen not subject to inspection by the Texas Department of State Health Services." Allowed: breads, cakes, cookies, pastries, fruit pies (high-acid only), jams, candies, dry mixes, granola. Not allowed: cream pies, custards, cheesecake, pumpkin or meat pies, anything that requires refrigeration to be safe. A Texas Sales and Use Tax Permit is still required β€” register with the Comptroller before the first sale. Bell County sales tax is 8.25%.

Series-LLC ownership flow

The bakery shed structure is owned by the Property LLC; DD's Baked Goods (Series A under the umbrella Series LLC) leases the structure for a nominal monthly rate. That lease creates a deductible expense for the bakery business and keeps the liability wall clean between the property entity and the operating business β€” same pattern as every other on-compound venture.

How to make a decision.

  1. Pick a shortlist of 2–3 styles per dwelling (barndo + at least one ADU shape).
  2. Get three bids per shortlisted approach: one regional GC, one named-brand turnkey, one kit + local-GC combo.
  3. Confirm OSSF permitting at the parcel before committing β€” septic capacity is the hardest constraint to retro-fix.
  4. Lock finish-level decisions early (cabinetry tier, flooring tier, fixtures). Mid-project finish upgrades are where budgets explode.
  5. Sequence kit orders ahead of slab work β€” 8–16 week lead times on steel kits in 2025.
